The commission for a real estate agent is an important factor to consider when buying or selling property. Agents earn a commission on the properties they sell, which is typically divided between the agent representing the seller and the agent representing the buyer. The commission rate is usually determined by the market, and sometimes by the local area, but it generally ranges between 5% and 7% of the sales price.
The commission amount should be agreed upon before starting the selling process. It is recommended to negotiate this amount before signing any agreement, as it may increase to 10 percent if the commission is shared between two parties.
Determine the property’s accurate gross sale price. The commission should be calculated based on the actual property price, not after additional deductions. Remember, if an agent works with a broker or franchise, a portion of the commission is shared with the company.
Most commissions are based on the lease price and are calculated as a percentage of the lease value. Keep in mind the amount you are allocating for the commission, as this will be paid to the agent, and factor in any additional percentage accordingly.
To simplify the process of commission calculation, a real estate commission calculator has been developed in Excel to calculate commissions automatically. It also highlights the difference between selling with an agent and selling on your own. The template is available online, offering fully customizable options to calculate your real estate agent’s commission.
The calculator is very simple and easy to use. We recommend downloading the template and keeping it on your smartphone for quick calculations. To do this, you need to have MS Office installed on your device.
On the first line, enter the property’s sale price. For example, we have entered $500,000.00 to demonstrate the calculations. On the next line, input the agent’s commission percentage; in this example, we have entered 2.00%.
If another agent is involved, such as a co-agent or business partner, you can calculate their share as well. Simply select YES or NO from the drop-down menu. The rest of the calculations are done automatically.
Once completed, you will see the commission calculated instantly. It’s that simple and convenient!
The template is given below.
